Will you make an offer on every property?
No. Properties are assessed against market conditions and acquisition criteria. A submission is a request for consideration only.
Are offers always at market value?
No. Acquisition proposals may be below estimated retail market value depending on property condition, transaction structure, risk and buyer requirements. Any figure we discuss reflects what we or an acquisition partner may be prepared to pay. It is not a valuation, appraisal or market appraisal, and it is not prepared by a licensed valuer.
Do I have to accept an offer?
No. Submitting a property creates no obligation to sell. You are free to reject a proposal or explore other options, including appointing a licensed real estate agent.
Should I get legal advice?
Yes. Property owners should consider obtaining independent legal and financial advice before entering any property transaction.
Are you a real estate agent?
No. KACZDON Sites is not a licensed real estate agent and does not market property or negotiate on behalf of property owners. We do not provide agency, auctioneering, property management or valuation services, and we do not charge owners a sales commission. If we participate in a transaction, our capacity must be identified in its documents.
How can KACZDON Sites benefit from a transaction?
KACZDON Sites may receive a commercial benefit, including an assignment fee or transaction margin, where the contract and law permit the proposed structure. The parties, price, benefit, required consents and obligations should be disclosed in and assessed from the transaction documents. Obtain independent advice before signing.
Who are your buyers?
